Metro Vancouver Real Estate: April & May Drop Clues About The Summer Market


After a spring that many hoped would spark a stronger return of buyer activity, May's numbers suggest the Metro Vancouver real estate market is continuing down a familiar path: steady inventory, measured demand, and surprisingly stable prices.
If April revealed a growing divide between detached homes and multi-family properties, May confirmed that trend is sticking around. The market isn't accelerating, but it isn't weakening dramatically either. Instead, we're seeing a housing market  finding its stride.


Metro Vancouver Market Sales: April-May 2026

In April, Metro Vancouver recorded 2,110 sales, down 2.5% from the previous year and 22.9% below 10 year average. May saw a slight increase to 2,150 sales, but that still represented a 3.5% decline compared to May 2025 and a 26.6% decline in the 10 year average. While sales volumes improved modestly month-over-month, activity remains well below what Metro Vancouver would typically experience during the height of the spring market. That tells us buyers are still participating, but they're doing so cautiously and selectively.


Vancouver Real Estate Sales By Market Segment 

The most interesting story line continues to be the detached market where in April, detached home sales jumped 14% year-over-year and in May, detached sales remained positive, rising another 0.9% compared to the same month last year.
While this may not seem significant on its own, detached homes are currently the only market segment consistently posting year-over-year sales gains and we hope to see the trend continue.

Meanwhile, apartment sales fell 10.7% in April and 7.2% in May and townhome sales declined 2% in April and 1.3% in May.
For months, many buyers have gravitated toward condos and townhomes due to affordability concerns. Now we're beginning to see some movement back toward detached properties, particularly among move-up buyers who have been sitting on the sidelines. Whether detached homes are acting as an early indicator of improving market confidence remains to be seen, but it's a trend worth watching closely.


Vancouver Market Inventory 

One of the defining themes of 2025 has carried directly into 2026. Buyers continue to have choices.
In April, active listings numbered 16,236, growing slightly in May to 16,917. Both figures sit roughly 35-38% above long-term averages. Inventory continues to play a significant role in the current market. A healthy supply of homes continues to absorb demand without creating upward pressure on prices. Buyers have time to compare properties, negotiate terms, and make thoughtful decisions. And for sellers, it means pricing correctly remains critical.

The good news is inventory growth appears to be stabilizing with new listings seeing a decline year-over-year in both months:
April: 6,684 new listings (-2.4%); May: 6,115 new listings (-7.6%).


Metro Vancouver Market Prices 

Despite elevated inventory and slower-than-average sales, prices remain remarkably stable. The overall benchmark price was:
$1,098,000 in April and $1,100,700 in May. That's a modest 0.2% increase month-over-month.

  • Detached: increased by 0.4% 
  • Townhomes: increased by 0.5%
  • Condos: declined by 0.7%
Looking at the year-over-year numbers, prices are still lower than they were in 2025, but the monthly data tells a different story.
The significant adjustments appear to have already happened and today's market feels less like a correction and more like a period of stabilization.


Vancouver Market Sales To Active


The sales-to-active listings ratio offers another clue about current conditions, with April seeing 13.5% sales-to-active and May registering at 13.1%. The overall numbers point to a balanced market that still slightly favours buyers.

Detached homes remain closest to buyer's market territory, while condos and townhomes continue to sit comfortably in balanced conditions.

What This Means Heading Into Summer 


If there is one takeaway from this two month overview, it's that the market is becoming increasingly predictable with sales tracking close to forecasts, inventory remaining healthy, and prices stable. Furthermore, there are no obvious catalysts pushing the market dramatically higher or lower. For buyers, this means opportunity remains abundant. There is choice, negotiating power, and time to make informed decisions. And for sellers, success continues to come down to pricing, presentation, and patience. And for everyone watching the market, the data suggests a calm summer ahead.

After several years defined by extremes, that may not be the most exciting headline—but it might be the healthiest one.
